This article is not a profile of a development and does not rely on a private transportation study. It examines a generic mixed-use tower in which residential, office, hotel, and retail demand share at least part of the same vehicle path.
The central risk is not that every use peaks at exactly the same time. It is that each use plans as though the ramp belongs to it whenever its own peak arrives.
